			<content:encoded><![CDATA[<p>Yesterday (17th July) I placed a holding deposit on a new flat to rent in Islington. The flat is currently unoccupied and never been lived in and I am looking for a professional flatmate to share the costs. I am looking for someone to start Sat 23rd or Sat 30th August 2008. Here are the specs:</p>
<p><strong>Flat 1, 79 Shepperton Road, Islington, N1</strong></p>
<ul>
<li>Two Bedrooms</li>
<li>Two Bathrooms, One En-Suite</li>
<li>One Reception</li>
<li>Fully fitted kitchen including dishwasher</li>
<li>Two outdoor areas (front and back)</li>
<li>Washer/Dryer</li>
<li>Currently unfurnished</li>
<li>Good Storage</li>
</ul>
<p>I am looking to let the large en suite double room for <strong>£932 per month</strong> (ex bills, one person). I have furniture to furnish living room but the new flatmate will need to furnish bedroom. If a couple want the room that is fine and we can split rent accordingly.</p>
<p>15 min walk to Angel or Old Street tubes and New North Road is well serviced by buses. There is no parking at present.</p>
<p>The 9 flats only came onto the market this week and to be honest Flat 1, a large ground floor flat, sold itself the minute I saw it. Here is the blurb from the agent, <a href="http://www.vebra.com/home/search/vdetails.asp?src=agent&amp;fd=673&amp;bd=3&amp;db=2&amp;cl=2087&amp;pid=15445489">Stirling Ackroyd</a>:</p>

<p>The photos below are from flats in the building but NOT from the specific flat in question unfortunately. They are however very similar as the developer has fitted the whole building out at the same time:</p>

Went in for a lunchtime bite the other week and, whilst sadly full of hedge fund suits (it&#8217;s Mayfair, what did I expect?), service was prompt, I asked for a rare burger and that is exactly what I got. Truly delicious and the interior designer and chef both get full marks.</p>
